Money owed to you · First service: foreclosure surplus funds
Lost your home at a sheriff's sale? The leftover money may be yours.
It's Legally Yours helps people recover money owed to them, starting with foreclosure surplus funds. When an Ohio property sells at a sheriff's sale for more than what was owed, the extra money (the "excess" or "surplus") is held by the county Clerk of Courts for the former owner. Many people never hear about it. We find you, organize the paperwork, and follow up until the check is issued.
- No upfront cost. Ever.
- Paid only if you get paid
- We follow up until the check is issued

Other money you may be owed
We're looking at helping with other kinds, such as unclaimed property and class action settlements. These aren't available yet, and we can't promise if or when they will be.
How we help
We handle the legwork, start to finish.
It's Legally Yours is a small Ohio team (Vince and Sean). We search public court records, find the people who are owed money, and take the hassle out of getting it: the paperwork, the notary, and the follow-up with the court until the check is issued.
What we handle
- Locating you and confirming with the county how much is on deposit in your name
- Paperwork: the court's claim form, the clerk's instructions, and a checklist of the ID and documents to attach, all organized for you
- Notary: we help you line up a notary for any form that must be notarized
- Follow-up: we track your claim with the clerk and the court and keep you updated until the check is issued
- No upfront cost. You pay only if you get paid
What we don't do
- We are not lawyers and don't give legal advice
- We don't fill out, sign, or file court papers for you, or appear in court
- We never touch your money. The clerk pays you directly
- We never ask for upfront fees, bank logins, or a power of attorney
If your situation involves a death in the family, bankruptcy, divorce, liens, or a dispute over who's entitled, talk to an Ohio attorney. Local legal aid may be able to help for free.

Questions
Common questions
Is this a scam? Why haven't I heard about this money?+
Surplus funds are real and are listed in public court records. Clerks do send notices, but many go to the old address after people move. You can verify everything we tell you by calling the county Clerk of Courts yourself. We never ask for money upfront.
Are you with the county or the court?+
No. It's Legally Yours is a private company. We are not affiliated with any court, clerk, sheriff, county, or government agency, and we are not a law firm.
Do I have to use your service?+
You have the right to claim these funds directly from the court or county yourself at no cost, or to hire an attorney; our fee applies only if you choose our help.
What does your help cost?+
Nothing upfront, and nothing at all if you don't receive money. If you do, our fee depends on the state and type of surplus: 25% in Ohio, 25% for Florida tax deed surplus, 12% for Florida mortgage foreclosure surplus (the Florida legal maximum), and in Arizona the lesser of 25% or $2,500.
What if the owner has passed away?+
Heirs may be able to claim, but it usually involves probate court and extra steps. We recommend speaking with an Ohio attorney in that situation. We can't advise you on who is legally entitled.
How long does it take?+
It depends on the county and the court's schedule. Many claims are resolved within a few weeks to a few months after filing. We can't promise a result or a timeline.
Will you call or text me?+
Only if you ask us to. We first reach people by mail or email. We only use automated or AI-voice calls and texts if you check the optional consent box, and you can stop them anytime by replying STOP or telling us.
